What plot buyers ask us

The questions worth asking any developer, answered for ours.

Chain of title for the last thirty years, land conversion status, the approved layout plan, whether the plot number on the map matches the one on your agreement, and whether the seller has the authority to sell. Ask for all five in writing. Any developer who hesitates on any of them has told you something.

Every plot we sell is in an approved layout and is registered in the buyer’s name at the sub-registrar office. You receive the registered sale deed, not an allotment letter or a power of attorney.

Yes. Approved plots in approved layouts are financeable, and we help you assemble the documentation banks ask for. Sanction and rate are between you and the lender.

There is no construction deadline imposed by us. Some local authorities have their own rules on vacant plots, and we tell you what applies to your layout before you book.

Stamp duty and registration at actuals, and any external development or maintenance charge, which is stated in your booking form. Nothing appears later that was not disclosed at booking.
